Hi, we are Terry and Betty, retired professionals and we live in and own a very clean and quiet 18-suite adult apartment building.  But before you read further, all suites and property are rented as non-smoking and to non-smokers. Sorry, neither pets nor parties are permitted. We have four extra security features which we disclose during your viewing. 
There will be a two bedroom suite available in our 3 floor walk-up apartment on or about October 1st. 2015. This suite will have new carpets to complete a total restoration. It is 770 sq. ft. and on the second level (only 7 steps up from the front entrance) and faces north on 50A Street. The north side is the quietest and coolest suite in the summer, although all suites have air conditioning. Our preference is to rent to only one mature adult but it is limited to two individuals who are a couple. All suites have had identical upgrades, but this suite is more suitable for an older individual(s) with stair climbing issues, lots of furniture, visiting grandkids or a professional or someone similar who may also use the second bedroom for storage, a TV room, a hobby, exercise or computer room.

The appliances are newer and modern: fridge, range, air conditioner and a dishwasher. All electrical fixtures have been upgraded: ample power for all appliances, ceiling lights, overhead fan, wall plug-ins, light switches, wall thermometer, intercom and smoke detector. All plumbing has been replaced with modern single Moen taps and the heating system upgraded. 

The bathrooms have been totally renovated to include modern lighting and a medicine cabinet as well as an over-john for those with lots of personal hygiene products. There is a newer 6-litre toilet, bathtub and tub-surround, sink, taps and flooring. Even the bathroom door has new hardware including stainless steel door hinges.

The carpets are going to be replaced in October 2015. 

The upgraded laundry room is on the lower level and has 2 newer washers and 2 dryers and they are $2 per load. As well, the boiler and water heater were upgraded and are in excellent condition. Heat, water, and garbage removal are included in the rent. Tenants usually select Enmax for power and either Shaw Cable or Telus for TV and internet services. We are centrally located, just far enough from the city down-town to be quiet, and yet have great access to major routes in all directions.

This suites will be best suitable for 1 or 2 adults who wish to live in harmony with other nice adults. We do give preference to single women and or professionals.  The damage deposit is the same as the rent except perhaps for the RCMP. Our initial lease is a 6-month, fixed term lease but thereafter it is monthly.  The rent and security deposit are both the same with $500 required with your application and the balance due upon occupancy. “Thank you” for your interest and visiting our website.
